Our verification process isn’t a one-time checkāit’s an ongoing commitment to quality assurance. Every business listed in our directory meets documented standards that property owners and managers can rely on when making critical service decisions.
License Verification
We verify that every contractor holds current, valid state licenses for their trade. Licensing requirements exist to protect consumers, and we confirm status directly with state regulatory boards before listing any provider.
Insurance Documentation
Active liability insurance and workers’ compensation coverage are mandatory. We request current certificates of insurance and verify policy status to ensure property owners have financial protection if issues arise.
Background and History
We research business history, years of operation, and professional reputation. New businesses without established track records go through additional vetting to ensure they meet our quality and reliability standards.
Ongoing Quality Assurance
Verification doesn’t end after initial listing. We maintain continuous oversight of contractor performance and credentials through multiple methods. Our property management experience across the local market gives us direct visibility into how contractors perform on real projects.
Annual License Updates
State licenses expire and must be renewed. We track renewal dates and conduct periodic verification checks to ensure every listed contractor maintains valid credentials. Contractors with expired or suspended licenses are immediately removed from our directory.

What Gets a Contractor Removed?
We take our responsibility to property owners seriously. The following situations result in immediate removal from our directory:

- Lapsed or inadequate insurance coverage
- Consistent reports of poor workmanship or incomplete projects
- Unethical business practices or contractual violations

Verification Questions
How often do you update verification status?
License and insurance verification occurs annually at minimum. Performance and responsiveness are monitored continuously. If we identify issues, we conduct immediate follow-up checks and take appropriate action.
What if I have a problem with a listed contractor?
Report concerns through our feedback form or contact us directly. We investigate complaints seriously and take action if our standards are violated. We maintain a complaint log that factors into our ongoing quality assessment of all listed providers.
Can contractors appeal a delisting?
Yes. Contractors can request review of delisting decisions. If they’ve corrected underlying issues (renewed licenses, obtained insurance, resolved complaints), we may consider reinstatement. Our goal is to maintain quality, not to permanently exclude providers who take their standards seriously.
Are there background check requirements?
Yes. Contractors who will work on residential properties or interact with tenants go through background screening. This includes criminal record checks and verification of contractor history. Serious violations result in automatic disqualification.
